Homeownership

Habitat for Humanity offers low-income families the opportunity to own a home. Becoming a Habitat homeowner requires commitment, responsibility and deep involvement.

In order to partner with us, you must meet the following preliminary criteria:

  1. You must be a Legal Permanent Resident of the United States.
  2. You must have lived or worked in our county for at least 12 months. Affiliates for other vicinities can be found at habitat.org.
  3. Your yearly income must fall within our income guidelines, which are adjusted for family size (refer to Income Table at the bottom of this page). Income includes wages, Social Security, disability, SSI, TANF and child support.
  4. You must have one year of continuous income.
  5. You must have a reasonably good credit history. It must be at least two yeras since you discharged any bankruptcies, and you must be making payments on your debts.
  6. You must have a need for housing because your current housing is unaffordable, unsafe, or overcrowded.
  7. You must partner with Habitat for Humanity and contribute "sweat equity," helping to build your home as well as other families' homes, and attend a minimum of 10 educational workshops. All families must complete a total of 250 hours per adult.

This is for people interested in becoming homeowners. This is the first step in becoming a part of the Habitat Homeownership Program.   

The essential criteria for becoming a Habitat Partner Family include: 

• Need for adequate shelter. 

• Ability to pay for the Habitat home. 

• Willingness to partner and participate with building your home. 

 

We are looking for low-income working families with a gross monthly income that range somewhere between 30%-60% of our local AMI.

Some of the benefits of partnering with Habitat for Humanity include: 

• Cost of home at or below appraised value. 

• Input into home design and interior choices. 

• Support/Advocacy program.

Selection Criteria:

Families are selected based on level of need, willingness to ‘partner’ with Habitat and ability to repay the loan.

 

Habitat for Humanity of the Kokomo Community, Inc. selection procedures are non-discriminatory.

 

Those who are selected for the Habitat program are called a Partner Family. This term denotes the common goal of Habitat working together with the family to build not only a home, but a better tomorrow.

 

Most of the labor needed to build the homes is done on a volunteer basis.

 

People from the community, businesses and churches come together with the families to help better our community. The family that the home is being built for is required to help in the building process by investing sweat equity hours. The purpose of the sweat equity hours is not only to help reduce the cost of home, but more importantly to develop pride of ownership.

 

Family income must fall in the following ranges based on family size. Income is “gross annual income” and may come from a variety of sources, including wages, disability, child support, as well as other sources. Upper limit is 60% of the median income for Howard County. Lower limit is 30% of the median income for the county.
